That’s why we’re proud to continue supporting the Siouxland Humane Society and helping shine a light on some incredible animals looking for their forever homes right here in Northwest Iowa.

This month, we had the chance to meet two very special personalities… Guapo and Asher 🐶🐱

🐶 Meet Guapo

Guapo is a handsome Siberian Husky mix with a big personality and an even bigger heart.

He’s the kind of dog that loves to stay active—think walks, hikes, and especially playing fetch (a LOT of fetch!) 🎾

But don’t let his energy fool you…

When he’s done playing, Guapo turns into a total cuddle bug. He loves being close to his people and will happily soak up attention any chance he gets.

Guapo’s Personality:

  • Friendly and loves people
  • Great with other dogs
  • Playful and active
  • Loyal and affectionate

👉 Good to know:
Guapo would do best in a home without cats or livestock, but he has done very well with other dogs and enjoys being part of a pack.

If you’re looking for a fun, energetic companion who will keep you moving and make you smile every day—Guapo might be your guy 💙

🐱 Meet Asher

Asher brings a completely different kind of charm—calm, sweet, and incredibly easy to love.

He’s a gentle cat who enjoys attention but also knows how to relax and settle in comfortably.

Asher’s Personality:

  • Friendly and gentle
  • Gets along with cats and dogs (with proper introductions)
  • Easygoing and affectionate

Asher would fit beautifully into many different types of homes, whether you’re looking for a quiet companion or adding to your family.

What Happens During a Home Inspection in Siouxland? (And Why It Matters More Than You Think)

Buying or selling a home in Siouxland and the surrounding communities — like Sioux City, Onawa, Whiting, Sloan, and Mapleton — comes with a lot of moving parts.

One of the most important (and often misunderstood) steps in the process is the home inspection.

Most people know it’s part of the transaction… but very few truly understand what inspectors are actually looking for — and how it can impact your deal.

In this video, Aaron Bircher breaks down what really happens during a home inspection and what you should be prepared for.

🎥 Watch: What Inspectors Actually Look At

🔍 What Does a Home Inspector Check?

A home inspection is a full evaluation of the property’s major systems and structure. This isn’t just a quick walkthrough — inspectors are looking closely at things that could affect safety, function, and long-term value.

Here are some of the key areas they review:

🏠 Exterior & Structure

  • Roof condition (shingles, flashing, gutters)
  • Siding and exterior walls
  • Foundation and structural integrity
  • Grading and drainage around the home

⚙️ Major Systems

  • Heating and cooling systems (HVAC)
  • Electrical system and panel
  • Plumbing system and water flow
  • Water heater

🪟 Interior

  • Windows and doors
  • Walls, ceilings, and floors
  • Insulation and ventilation
  • Signs of moisture or damage

⚠️ Why Home Inspections Matter

This is where deals can change — or even fall apart — if you’re not prepared.

A home inspection can:

  • Reveal hidden issues you didn’t know about
  • Lead to repair requests or negotiations
  • Impact financing or insurance
  • Give buyers confidence (or hesitation)

For sellers, surprises during inspection can cost you time, money, and sometimes even the sale if issues aren’t addressed early.

💡 Aaron’s Advice (From Experience)

After more than 20 years in real estate, Aaron has seen firsthand how inspections can make or break a deal.

👉 Don’t wait for the inspection to uncover problems
👉 Get ahead of issues before listing your home
👉 Understand what buyers — and inspectors — are going to notice

That’s exactly why Aaron offers a Certified Home Program for sellers.

This program helps identify potential issues before your home hits the market, giving you the opportunity to address concerns early, reduce surprises, and create a smoother, more confident transaction for both sides.

April 2026 Siouxland Real Estate Update

Spring is here, and the Siouxland real estate market is starting to pick up.

In this month’s update, we’re covering what sellers need to know right now — including how to maximize your net proceeds, common questions we’re hearing from homeowners, and a look at what’s happening across our local market.

What Really Determines What You Walk Away With When You Sell

When most people think about selling their home, they focus on the list price. But what actually matters is what you walk away with at closing.

In this video, I break down how pricing strategy, timing, negotiations, and buyer terms all play a role in your final outcome.

👉 Watch the full video here:

Questions We’re Hearing from Sellers Right Now

We’ve been having a lot of great conversations with homeowners lately, and a few key questions keep coming up:

  • You got an offer… now what?
Not all offers are equal — terms, timelines, and buyer strength can make a big difference.
  • What does representation actually mean?
It determines who’s protecting your interests, your information, and your negotiating position.
  • Should you worry about radon?
It’s common in Northwest Iowa, and while manageable, understanding testing and next steps can help avoid surprises.

👉 We break these topics down in more detail here

Thinking About Selling This Spring? Start With a Plan.

Spring is one of the busiest seasons in Siouxland — and the strongest results usually come from preparation before the sign ever goes in the yard.

If you’re even considering selling this year, the first step isn’t repairs or pricing — it’s a conversation.

Before a home officially hits the market, we walk through:

  • Current condition and presentation
  • Timing and next-move strategy
  • Recent comparable sales
  • Pricing and positioning
  • A clear, strategic marketing plan

What Determines What You Actually Net When Selling Your Home? (Not the List Price)

If you're selling a home in Sioux City or Northwest Iowa, understanding what actually determines your net proceeds can save you thousands.

When you're thinking about selling your home, it’s easy to focus on the list price—but that’s not what determines what you actually walk away with.

In this video, Aaron Bircher explains what truly impacts your net proceeds when selling a home, and why the market plays a much bigger role than most sellers realize.

👉 Watch the full video below:

Most sellers focus on price—but what really matters is what you walk away with at closing.

It’s Not Your Price — It’s the Market

Many homeowners believe they can choose their price and expect the market to follow. In reality, buyers—and the current market conditions—determine what your home will sell for.

You can list at any price, but if it doesn’t align with:

  • Current market conditions
  • Comparable sales
  • Buyer demand

…it will affect your results.

What Actually Determines Your Net Proceeds

Your “net” (what you walk away with) is influenced by several key factors:

  • Final sale price
  • Buyer demand and competition
  • Negotiations after inspections
  • Closing costs and concessions
  • Timing in the market

A higher list price doesn’t always mean a higher net—especially if the home sits on the market or requires price reductions.

The Risk of Overpricing Your Home

Overpricing can actually cost you money.

Homes that are priced too high often:

  • Sit on the market longer
  • Lose buyer interest
  • Require price reductions
  • Sell for less than they would have if priced correctly from the start

The first few days on the market are the most important. That’s when your listing gets the most attention.

Why Strategy Matters More Than Price

The right pricing strategy creates:

  • Buyer competition
  • Stronger offers
  • Better negotiation leverage

This is how sellers maximize what they actually walk away with—not by guessing high, but by positioning correctly from the start.

Selling a Home in Sioux City & Northwest Iowa: What Sellers Need to Know

Every market is different, and having a clear strategy tailored to your home and location can make a significant difference in your outcome.

Is Radon Gas a Real Danger in Homes? What Northwest Iowa Buyers and Sellers Need to Know

If you’ve been buying or selling a home in Northwest Iowa, you’ve probably heard about radon — but how serious is it really?

Is it something every homeowner should worry about, or just another item on a long list of inspections?

In this video, Aaron Bircher breaks down what radon is, why it matters, and what buyers and sellers should understand before moving forward with a home purchase or sale.

Serving Sioux City, Sergeant Bluff, Sloan, Onawa, Mapleton, and surrounding Northwest Iowa communities.

What Is Radon Gas?

Radon is a naturally occurring gas that comes from the breakdown of uranium in soil and rock. It can enter homes through foundations, basements, and crawl spaces — and because it’s invisible and odorless, most people don’t even realize it’s there.

That’s why testing is the only way to know if a home has elevated levels.

Why Radon Matters for Homeowners

According to the EPA, radon is the second leading cause of lung cancer behind smoking.

Here in Northwest Iowa and the Siouxland area, radon levels can vary from home to home — even between neighboring properties — which makes testing especially important during a real estate transaction.

What Happens During a Radon Test?

When buying or selling a home, radon testing is often part of the inspection process.

Here’s what typically happens:

  • A test device is placed in the home (usually in the lowest livable level)

  • The test runs for a set period of time

  • Results determine whether radon levels are within a safe range

If elevated levels are found, it doesn’t mean the deal is over — it just means there’s a next step.

What If Radon Levels Are High?

This is where a lot of buyers and sellers get nervous — but the reality is:

👉 Radon is very common
👉 And it’s fixable

A mitigation system can be installed to safely reduce radon levels in the home.

In most cases:

  • Systems are effective

  • Installation is straightforward

  • Costs are manageable compared to the value of the home

How Radon Impacts a Real Estate Transaction

Radon doesn’t have to be a deal breaker.

Instead, it becomes part of the negotiation process — similar to other inspection items.

Aaron helps clients:

  • Understand the results

  • Evaluate options

  • Navigate next steps with confidence

The goal is always to keep the transaction moving forward while protecting both sides.

Should You Be Worried About Radon?

The better question is:

👉 Should you be aware of radon?

Yes.

👉 Should it stop you from buying or selling a home?

Not necessarily.

With proper testing and the right guidance, radon is something that can be managed — not feared.

Have Questions About Radon or Selling Your Home?

Every home — and every situation — is different.

If you’re thinking about buying or selling in Northwest Iowa and want to talk through inspections, pricing, or next steps, Aaron is always happy to help.
